Q: Are you licensed?
A: Although Idaho does not require property managers to be licensed, the owner of Aloha PM has taken extensive training in property management through the National Association of Residential Property Managers. Additionally, he is a licensed realtor.

Q: Can I reach you after hours?
A: Yes. Please note that our office hours are 9-5 Monday - Thursday and although we prefer to conduct business during those hours, we also appreciate that there are situations when a call is required beyond those times so someone is on call 24/7 and will be responsive.

Q: Can you put the money directly into my account?
A: Yes, we offer direct deposit.

Q: Do I get to see the lease or sign it?
A: Yes, we can easily upload a copy of the lease to your Owner Portal.

Q: Do you sell real estate too?
A: Yes. The Owner of Aloha PM, John Davidson, is a Licensed Realtor in the state of Idaho.

Q: How and when do I get my distributions?
A: Distributions are generally sent out between the 10th and 15th of each month and they are deposited directly into your account.

Q: How many properties do you manage?
A: Currently, 330 properties.

Q: What type of properties do you manage?
A: Aloha PM manages a combination of single-family, multi-family, townhomes, condos, and apartment complexes throughout the Treasure Valley.

Q: How is rent collected?
A: Tenants can pay online via their Tenant Portal, a check or money order can be mailed, or they can come into the office or use the drop box outside.

Q: How long of a lease do you sign?
A: Our leases are typical for a year. During certain times of the year, we will write a six month lease.

Q: How much security deposit do you charge the tenant?
A: One month’s rent.

Q: How soon can you start managing my property?
A: We are eager to manage your property and just as soon as all the paperwork is completed, we are set to go.

Q: What type of reports do I get and how often?
A: Aloha PM wants to keep you as informed as possible. The two most helpful reports are the Owner Distribution Statement and a Twelve Month Cash Flow. We also have various other reports that we can share as needed. Reports are normally sent out with your distribution.

Q: Who holds the tenant security deposit?
A: For liability and safety, Aloha PM holds all security deposits in a trust account.
